Description mobile home residential

The following information are particularly adapted to the residents and future residents in campsites.

Origin of mobil-home

The first attempt to introduce the mobile home in France took place in 1951 when a french manufacturer of caravans, J. Notin, was contacted by Americans to build mobil-homes for the armed troops based in France lack of housing. Unfortunately, project of mobil-homes Franco-Americans did not see the day, unable to constitute a grouping of french manufacturers. But the idea has made its way and first mobile homes began to arrive in France from the 1970s.
At that time, mobil-home offer mainly came from England. These first models were models of opportunity, range average lower, and quite unsightly. They were designed with a style decorative very british with sofas velour woodwork louvered for shelves, with a lounge on the side of the mobile home, open on the outside through a large window overhangs, or "bow" and with directly installed toilets in the bathroom.

Mobil-home French

The first french mobile homes have begun to see the day when former English mobile homes dealers decided to produce and market their own models directly to the french market. These mobile homes 'made in France' were organized differently with the living room in the Middle, and the furniture and upholstery more suited to the french taste.
Today the market french vehicles of leisure, which includes both caravans and mobile-homes, represents about one-third of the market of the European Union and french manufacturers whose particular groups Trigano, Beneteau, pilot, Hymer or Rapido lie at the top ranks of European manufacturers.
Facing the craze for this new holiday habitatmode, the legislature had to intervene, first in order to give a legal status to the mobile home, and then to define and frame the locations and the conditions of its implementation on the french territory.

The legal status of mobil-home

The first texts relating to the mobile home are relatively recent. Until 2007, the mobile home was the subject of no regulatory definition. Only a circular n ° 88-28 February 29, 1988, the Ministry of equipment and transport, relating to the " mobile homes " dealt with the issue of mobile homes considering that the mobile home should be equated to a caravan " as he kept its means of mobility.
Decree n ° 2007-18 January 6, 2007 on the building permit and planning permissions, allowed to remedy this situation by proposing a specific definition of the mobile home in the town planning Code.
Since October 1, 2007, mobile homes or «mobile leisure homes» (RML) are now defined by the Code of urbanism as being "land vehicles habitable destined for occupation temporary or seasonal use of leisure, who retain means of mobility allowing them to be moved by traction but that the highway is prohibited to circulate".
As can be seen, from a point of view legal, the essential difference between the mobile home and caravan is the fact that the mobile home, excluding exceptional convoy may not circulate freely on the highway. In light of this definition you would be then tempted as some "about immobil-home" rather than "mobile home"!

The French standards

But if the mobile home is unable to ride on the road, it must, however, within the meaning of the Act, retain its means of mobility. What are the conditions that allow to know if this mobility is met?
This is a technical standard specific to mobile homes, namely the French standard AFNOR NF S 56-410, December 1999 relating to mobile homes, which provide an answer to this question. This document has been developed based on the proposals of the Council National du Mobil-home (CNMH) in conjunction with the planning branch and the tourism Direction of equipment, transport and housing. He has to clarify the criteria for establishment of the mobil-homes to allow them to be installed in the classified caravan campgrounds or leisure residential parks under the same conditions as the caravans.
This standard defines the mobile home as being a "vehicle habitable transportable hobbies, which does not meet the requirements for the construction and use of road vehicles, which retains its means of mobility and which is intended for a temporary occupation or seasonal".
The precise standard is to be considered as mobile, a mobile home must be moved by simple traction, be able to move in a straight line at 5 km/h over a minimum distance of 100 metres and be able to take a turn with a radius of 10 meters at 2 km/h.

In summary

A circular on measures in favour of the camping and caravanning following the storms in December 1999 (circular n ° 2000-18 of March 1, 2000) indicates that the mobile home of leisure should keep its wheels and its drawbar and any accessories or ancillary facilities must be withdrawn at any time and should not be held on the ground or by sealing or other definitive fixing.
This concept of mobility is very important legally as mobil-home who loses his mobility will be more likened to a caravan but to a "slight hobbies home. In other words, mobil-home that loses its mobility becomes a construction.
How to choose his mobile home?
If the price is obviously an important parameter in the Act of purchasing a mobile home, it is not the only criterion to remember. The choice should be made depending on the use that will be made and the place of installation. The mobile home will be occupied only during the school holidays and weekends or for longer periods of time? Is that it will be located at the seaside or in the mountains? Will he sublet in a vacation rental?
The choice of a mobile home must be imagining the life inside. Is there enough storage in light of the number of potential occupants? Is the plan of the kitchen large enough to put four plates to serve the meal? Is the television positioned so that it can be viewed without having a stiff neck?
Finally, the choice of the size of the mobile home will be consideration of the dimensions and the total surface area of the location where it will be installed. In fact, there are specific rules regarding the relationship between the size of the mobile home and its location.

The size of the mobil-home

If the standard for mobile-home size has long been the width of 3 metres, recently manufacturers have sought to develop large widths, 3.60 meters, then 4 meters to get on some models to a width of 4.50 metres. The average length of a mobile home is located between 7.50 to 10 meters.
The increase in the surface of mobile homes has helped manufacturers propose varied locations and original with stays / kitchens larger, more user-friendly, more numerous and more spacious rooms and with the possibility to integrate two instead of a single bathroom.
Select the surface of the mobile home is not neutral because this choice must take not only depending on the size and shape of the location on which the mobile home will be positioned, but also compared to the applicable rules concerning the right of town planning.

Utilization factor

The Code of Urbanism (article 111 - 7, 3 °) defines a coefficient of land use (CUS) which limits the maximum occupancy of the mobile home, awnings and removable terraces excluded, 30% of the total area of the location assigned to them.
To calculate the coefficient of land use should not only take into account the mobile home but also adjoining facilities such as a garden or a non-removable terrace or any other construction shelter on the location. Indicative, it is estimated that to install a mobile home of 40 sqm with terrace non removable, would a location of approximately 133 square meters.
The second criterion to respect is the total surface area of the mobile home. The average living area of a mobile home is between 25 and 40 square metres.
Gold, the French standard AFNOR NF S 56-410, December 1999 relating to the mobile homes indicates that the maximum area of a mobile home must not exceed 40 m². Beyond this area, considering that it is more of a mobile home, but of a construction.

Council

Remember to ask the Campsite where the mobile home will be installed if it accepts mobil-homes of all sizes.
The Interior of the mobil-home
Insofar as, in a rather small space, might consider bringing together up to eight people, it is essential to reflect an internal organization mobil-home in which everyone can find its place. The mobile home has three places of life that are the bedrooms, the kitchen and stay.

The rooms according to the models

The maximum capacity of a mobile home is 8 people. The layout of the rooms is therefore important particularly for organize daily life in the mobile home.
Mobil-home with two bedrooms is the most common model for a sleeping for 4/6 persons. These models offer a first bedroom with a bed of 140 x 190 and then a bedroom with two single beds. The room of children the proposed beds can be overlapping or nesting. As a general rule it is always the parents House which is the largest and best equipped in storage.
In the high-end models, this room has a private access to the bathroom, or even to a second toilet, as well as a dressing room with wardrobe, shelves and drawers. It is also possible to provide storage space under the double bed. The storage of the second House of the children are generally reduced to the essential.

The layout of the rooms

They vary according to the manufacturers. Some models offer rooms distributed at each end of the mobile home and isolated by the salon. The benefit of this provision is to ensure a certain intimacy between the room of the parents and the children's room. The other provision is to consolidate rooms on the same end, but with the risk of sound gene.
In this case, it is the show that became the centerpiece of the mobile home, and its isolation of the rooms allows parents to watch TV without disturbing the sleep of children. Another advantage of this organization lies in the fact that this provision brings a sense of ease of use given by the impression of a wider space, with large windows that provide much more brightness.
The latest models of mobile homes even offer three rooms: one parental, one with two twin beds and a trundle bed.

The lounge

The show is certainly by far the centerpiece of mobil-home. It must be easy going, open to the outside, well ventilated and bright. The furniture must not impede travel. The show must have its own storage without having to mobilize those kitchen.
Sleeping 8 people, it is the living room sofa that will serve as extra bed. Modernity requires, the electrical installation of the exhibition will allow not only outlets for television, but also one or two outlets to connect a computer or additional lighting.

The kitchen

Instead of gathering and conviviality, today the positioning of the kitchen in the mobil-home responds to two trends:
  • The first is to make the kitchen an independent area, closed or housed in a corner at the end of the mobile home and reached the residence. This organization is possible as soon as the surface of the mobile home exceeds the 30 square metres. It allows to avoid the inconveniences related to cooking the food in an enclosed space.
  • The second trend is to position the kitchen facing the terrace in the middle of the mobile home. In this case it is a patio door that allows to ensure the passage of the cuisine on the terrace.
With regard to the plan of the kitchen work, it can arise from a single source or be made up of two independent elements (stove and sink / worktop, for example) leaving a small corridor in the middle.
The first plan offers more space, but has the disadvantage that it turns its back on guests when one is in the kitchen. Except in economic models where the dining area is partly constituted by a bench, most mobile homes offer a lounge area with table and chairs.

The kitchen equipment

It is essential to facilitate the preparation of meals. There must be at least: a plate of cuis¬son with its hood, a refrigerator, a sink two trays with drainer, a large enough work plan, two or three outlets including one for the microwave oven, good lighting, ventilation and a maximum of storage.

The bathroom and sanitary

As a general rule, there is only a bathroom in mobile homes, even if the trend is moving towards two units. The bathroom is a washbasin, a shower cabin and a washing machine connection and drain provided seating sometimes. The Organization of water room allow storage of linen and toiletry objects, must be able to suspend the wet toilet gloves and bath sheets.
The installation of a heater to dry laundry on rainy days. Note, that one of the advantages of the water heater gas propane used in mobile homes is to allow all members of the family in continuous hot water supply. Unlike the English mobil-homes, Toilets are independent and can be used to store a broom and other household accessories.

Outdoor facilities

The capacity of storage in a mobile home being limited, it is advisable to invest in a garden shed that can be used to store bulky Affairs (umbrellas, folding chairs, children's toys, etc.). The garden shed, locked, can also be useful in the case of subletting, because it allows to put away personal items that are taken during the rental.
A chest for gas cylinders is also recommended, or required. Indeed, in most tourist areas where are located the campsite, there are the prefectorial orders relating to the security measures applicable to tourist accommodation establishments. As a general rule, these orders restrict possession of gas cylinders to two and require that these bottles are installed outside the mobile home, in safe ventilated, closed and easily accessible. Any other storage, even temporary, empty or full is prohibited.

The terrace

The summer terrace is the place to live by excellence, this is where that will be taken meals, one will receive his friends for an aperitif, you play cards, etc. There are several possibilities of disposition, gabled, or at an angle. The latest trend is the terrace integrated or semi-integrated, possibly topped by a shield Sun wooden.
With regard to facilities outside and annexes of the mobile home, the French standard AFNOR NF S 56-410, December 1999 relating to mobile homes and facilities indicates on the location of the mobile home, no installation accessory and/or annex, of any kind that don't must interfere, directly or indirectly, the mobility of the residence and its ability to move in the campground.
The mobile home is considered as having preserved its means of mobility as it can be removed by one of its four sides, by its location.
To meet this requirement the standard recommends that any accessories and/or ancillary facilities must be withdrawn at any time and should not be held to the ground by sealing or other definitive fixing and media, connections, fittings and were installing accessories and/or annexes must be easily and quickly disassembled safely.
It is therefore forbidden to consider a concrete terrace, veranda blocks and any other Setup 'hard' because this would hamper the mobility of mobil-home.

Council

If the mobile home is destined for vacation rentals, it is better to anticipate a large three bedroom model, because it is the most requested rental model insofar as it corresponds to the needs particularly of blended families with many children, families of holidaymakers multi generations (parents with grandparents) or offer the opportunity to share the mobile home with 2 or 3 couples in order to reduce the cost of the accommodation.
